A growing number of Alabamians do not want to be admitted to a hospital if they can instead be treated with outpatient care.

A growing number of people do not want to go into downtown Birmingham for healthcare for several reasons.

A growing number want to avoid the high costs of hospitalization with high-quality outpatient care near the comforts of home.

Such healthcare consumers will be glad to hear of the launch of South Haven Surgical Plaza in Hoover.

The state-of-the-art outpatient care plaza will occupy 80,000 square feet in Hoover's Stadium Trace Village. A premier team of healthcare real estate leaders has announced the project.

Loree J. Skelton owns South Haven Surgical Plaza and is being developed with Medistar Corporation and a team of nationally-respected collaborators, including Medical Properties Trust, BL Harbert International and other experienced health care companies.

Strategically located within Stadium Trace Village – Phase II, South Haven Surgical Plaza will offer physicians and healthcare providers the rare opportunity to practice, invest, and lead in one of Jefferson County's most dynamic and accessible mixed-use communities.

"This is more than a lease—it's an invitation to shape the future of care," said Katy Lincoln, CCIM, leasing partner and Principal of Lincoln Holdings. "Every detail of this facility was designed with physicians in mind—clinical efficiency, ownership opportunity, and long-term value creation."

Key features include:

• A multi-specialty ambulatory surgery center (ASC) with 6 Operating rooms and two procedure rooms • Advanced imaging and diagnostic suites • Modern Class A medical office space, optimized for collaboration and performance • High visibility from I-459 and walkability to hotels, restaurants, and retail.

In addition to leasing premium space, physicians will have the ability to co-invest in the real estate with no construction liability and participate as owners in the ASC partnership.

BL Harbert International will serve as the construction partner, bringing its extensive experience in healthcare facility development. Headquartered in Birmingham, BL Harbert is a nationally known general contractor and global construction leader.

Owner Loree Skelton first conceived the idea for the facility in January 2019. She says that after the City of Hoover's healthcare endeavor at the time had fallen through, she began working on a plan.

Skelton emphasized the necessity of such a facility in West Hoover. "If you look at the demographics and the need and the growth, it is all over here in West Hoover, which is not currently in close proximity to any other free-standing ASCs. Additionally, studies indicate that there's a significant need for additional ASC capabilities in this area."

The ASC is just the first phase of Skelton's broader medical vision for Hoover. Phase two, planned for the future, will include a surgical hospital with 25 beds, offering surgical procedures that require overnight stays and providing hospital care while maintaining the ability to receive necessary healthcare closer to home.

"The Medical office building with physicians' offices, a fully equipped diagnostic center, and the ASC is just the beginning."

"We have an aggressive schedule, and there's a reason for that. The community needs it, the community wants it, and these accomplished companies working with me are all supportive of putting their efforts and abilities into making that happen sooner rather than later."

Skelton's inspiration for the project stems from her family's long-standing ties to the Hoover area. "It's because of that deep history in Hoover that started in 1964, when my parents opened the doors of South Haven Nursing Home, three years before Hoover was even incorporated as a city." she said. "This project is primarily about honoring their legacy and continuing to provide services to the community, in their honor."

Construction is expected to begin by the end of this year, with the ASC slated to open in 2027.
